Title "Watch" Service Notification of pending documentation filings on titles to BC properties We monitor your property title and notify you whenever ANY activity occurs AND Notification of unauthorized or fraudulent(see footnote) activity Under this service a title of interest is monitored for any documentation that has been RECEIVED at the Land Title Office (LTO) and is AWAITING THEIR REVIEW AND APPROVAL pending official registration on title. This service insures immediate notification of pending title changes relating to a property and provides an early response time period for any necessary action to deal with such matters before official registration on title takes place - matters such as: - pending SALE OR MORTGAGING of property by a Co-Owner, Executor, Representative or Attorney - pending UNAUTHORIZED or FRAUDULENT ACTIVITY - pending BUILDERS LIENS claims with respect to contractor construction or renovations - pending JUDGEMENT FILINGS by creditors - pending TAX NOTICES - pending LITIGATION PROCEEDINGS - pending UNDERSURFACE (MINERAL) ISSUES and is particularly useful for: - individuals, corporations, or other entities who are in process of negotiating for or purchasing properties - Executors, Administators, Trustees, responsible for properties conveyed to, but not yet recorded, in their (or beneficiary's) name - Guardians or Committees having responsibilities for property owners with disabilities - individuals, corporations, or other entities who are awaiting filings of documentation to be submitted by their legal representatives or agents Although not required it is recommended that a current Title Search be requested and obtained in all cases in order to establish a base reference of documents and charges currently registered on title as of the activation date of the "Watch". . ;void(0)) Title Watch
Prices include ALL disbursements and taxes Notes: - click on white information window for an example of a "Watch" notification - a Title Watch can be set up on a 3 month (renewable upon request) or a yearly basis - a Title PID (Parcel Identifier) number is essential for monotoring the title of interest - it is a 9 digit number which can be found on each Title or on Property Assessment Notices (it is not shown on Property Tax Statements) - Although not required it is recommended that a current Title Search be requested and obtained in all cases in order to establish a base reference that documents continuity between charges currently registered on title (as of the activation date of the "Watch") and any following pending documentation filings that are brought to light by that "Watch" LAND TITLE FRAUD is rare in British Columbia as BC operates under a Torrens-based registration system that provides some of the most stringent title safeguards in the world. However, it does occur as evidenced by news reports over the last few years and considerable time and expense can be incurred in attempting to unravel and resolve the matter. Even though compensation may be obtained under legislative provisions (see "BC Land Title Registry" page) title ownership to the property may not always be restored.
